Sutton Heights is a community of 50 modern townhomes off of Pickett Road in Fairfax City, Virginia.

The community was started in 2022 by builder EYA, who specialize in modern, walkable townhome communities in VA, DC and MD.

These homes have ample square footage, and there are models within the community that offer some great outdoor areas to enjoy, including small backyards and rooftop terraces.

Style & Models

EYA designed 2 different models for Sutton Heights, both are generously sized and some are available with a 4th level loft and rooftop terrace.

The homes feature open main level floor plans with with slightly over 9 foot ceilings.

The exteriors have a sleek modern look that EYA perfected over the years. Different shades of light and dark brick are accented with shades of siding and plenty of large windows with dark trim.

Every townhome is equipped with a 2 car garage, either front or rear loading depending on the model. All of the square footage is above the grade, so they are built on a slab without basements.

• The Beecher

The Beecher is the smaller of the 2 models, ranging from approximately 1,820-2,390 (depending on if there is a loft level).

The entry level can be accessed via front door or the rear garage. There is also either an office on this level, or some are finished with a bedroom and full bathroom.

The main level features a fully open floor plan with sight lines from front to back. The kitchen is in the rear of the level with a large island. There is also space for an optional deck off the kitchen.

The bedroom level features 3 bedrooms, and a private luxury owner’s full bathroom and an additional full bathroom. However, EYA had an optional 2 bedroom model with 2 larger bedrooms each with private bathrooms.

The 4th loft level contains either an additional bedroom, large rec room, rooftop terrace and either a full bathroom or additional storage.

• The Cary

The Cary is the larger model and has even more features and more variations than The Beecher. The home is estimated between 2,380-3,050 sq ft, depending on if the loft level was built.

The entry floor has a front loading garage beside the front door, and a large rec room in the rear with storage and an optional half bathroom. Some of The Cary models have an optional rear back yard with a walkout from the rec room.

The main level has even more entertaining area than the smaller model, and the kitchen is central in this townhome with a large island perfect for entertaining, whether with a meal or just drinks and snacks.

The bedroom level also has an owner’s suite with attached luxury bathroom and dual walk in closets. EYA also offered 2 bedroom models for The Cary, with that model having bigger bedrooms.

The 4th loft level has a large rec room area or an additional bedroom. This level features a rooftop terrace and optional balcony on the front of the home.

The Cary was also designed with an elevator shaft, that either provides additional storage or is outfitted with an elevator that travels all 4 floors.

Living in Sutton Heights & Fairfax City

• Green Spaces

The community has green spaces perfect for walking dogs, a stroll, or relaxing with friends. In addition, many of the town homes also back up to trees.

The rear of the community backs up to some trees and the Army Navy Golf Course, giving these units some extra privacy.

• Daniels Run Park

Directly behind the neighborhood is a large park with a pleasant wooded trail system. Perfect for a walk, run or bike.

You can also walk to some shops and other nearby amenities.

• Fair City Mall

Down Pickett Rd is this large shopping center. It has long had a range of stores and shops including banking, a gym, grocery and specialty grocery, large box stores, boutique movie theater and more.

This is an easy drive or possible walk away.

• Old Town Fairfax

This historic section of Fairfax City has some cool shops, a coffee shop, restaurants, bars and an outdoor area with a splash area for kids and extra space.

There are also some historic buildings such as the town hall. Fairfax City hosts several events per year in Old Town Fairfax.

This is a great place for a night out, whether for dinner or night life.

• George Mason University

George Mason is a short drive away from Suttons Heights. This is a major employer in the area and also a sought after institution to get an education.

There is also a bus that runs through Fairfax City with stops at GMU.

• Recreation

There are plenty of opportunities to find activities in Fairfax, both indoor and outdoor. There are sport courts and fields, golf, pools, gyms, Rec Centers to join, running trails and more nearby.

• Transportation

495 is not far, both off of Rt 50 and 236. This major highway can get you all over Northern VA and into DC.

The metro stop on the orange line is just about 2.5 miles away and you can be there in 10 minutes by car depending on traffic. It can also be accessed by bus or bike.
