Alexandria is well known for it’s densely populated areas near DC. Old Town and the sections of National Landing are hot spots inside the beltway to find properties.

But there is more to Alexandria than those areas. South of 495, along Rt 1, the GW Parkway and other areas, you can find a large selection of homes that are near Fort Belvoir in residential neighborhoods.

The great part about this section of Alexandria is it is driveable to all that Alexandria City has to offer. But also gives homeowners easy access to the amenities of South Alexandria.

Here are some of the top areas, amenities and homes for sale near Fort Belvoir.

Popular Areas Near Fort Belvoir

There are many neighborhoods to choose from when moving close to Fort Belvoir, whether you are a member of the military or a contractor.

This list does not include all of them, but here are a selection of popular neighborhoods outside (south of) the 495 beltway to consider if you are moving to Alexandria.

Belle Haven

Just outside the beltway you will find Belle Haven and the surrounding subdivisions. This area is easily accessible to Old Town and the Huntington metro on the yellow line.

Belle Haven offers high end detached estate homes, townhomes and condos as well. There is a country club in the center with a very nice golf course.

The GW Parkway borders it to the east, beyond that is the Potomac River. Across, you can see National Harbor in MD. There is a marina available off of GW Parkway also if you would like to launch a boat into the Potomac.

Hollin Hills & Hollindale

In the heart of South Alexandria, between Rt 1 and the GW Parkway, you will find 2 special neighborhoods. Hollindale has high end estate homes, many in the classic Colonial Style.

Hollin Hills is a mid century modern neighborhood, one the few in the area. Although the homes have a smaller footprint than Hollindale, Hollin Hills is a great spot to look for if you are a fan of contemporary architecture.

The neighborhood has also been going through the process of historic overlay district protection (like Old Town).

Hybla Valley & Mt Vernon

Driving down Route 1, you will find a large selection of varying types of properties. The Hybla Valley and Mt Vernon areas offer condos, townhomes and detached single family homes.

The Mount Vernon estate, a historic landmark, is just south of these communities.

Living off of Route 1 offers you many conveniences, as the commercial area along the highway is full of shops, restaurants, large department stores, gyms, banks and a slew of other amenities.

Fort Hunt

Fort Hunt is the area that the GW Parkway wraps around before arriving in the Historic Mount Vernon Estate. These Communities border the Potomac River, and is made up largely of single family detached homes.

The public schools are central in this area and an easy trip for many of the homeowners.

To the south you can find Fort Hunt Park, which features the original Fort’s batteries which can be visited and walked around. The Fort has a rich history and was used for different purposes through several wars.

There are also picnic areas and a walking trail and other activities such as a softball field, pavilion and small tot lot.

Kingstowne

To the west of Rt. 1, off of Telegraph Rd, you will find Kingstowne. This area has a large selection of homes of different types and sizes.

The area began construction in 1980, so it is “newer” relative to the neighborhoods bordering the Potomac.

Central in Kingstowne is a large Town Center with retail and commercial space, offering shopping, offices, large department and home improvement stores, restaurants and more.

Fort Belvoir can be easily accessed from this area by going south down Beulah St. The US Coast Guard also has a base just across Telegraph Rd.

Benefits of Living in South Alexandria

This area is amenity rich, and Fort Belvoir is just one of the perks of living here.

  • Close to the Pentagon. Route 1 north or 395 north will bring you there.
  • Numerous parks and trails are nearby. The GW trails is a popular and scenic area to go for a bike ride, run or training ruck.
  • Golf courses nearby. Belle Haven & Mt Vernon Country Clubs have courses. Ft Belvoir also has its own course on the north side of the base.
  • Job prospects are plenty. Even if you are not in the military, or if you are retiring and looking to the private sector, there are many large corporations in the area. Most notably, Amazon’s HQ2 is located a couple miles north of Old Town.
  • Old Town is very close. If you want to go out for the night, go for dinner or just walk around, Old Town is a historic district with lots to do.
  • Metro and commuter routes. The metro has stops in Huntington, which is near Belle Haven and also in Springfield, near Kingstowne. There are also bus routes that run to various stops through the area. And Northern VA’s major highways are easily accessed.
  • Quick access to DC. The metro throughout downtown and there are multiple entry bridges to the city by car.
