If you are looking for centrally located neighborhood that is rich with amenities and filled with quaint single family homes, Greenbriar could be a perfect match.

Located just off Rt 50 and 66, this neighborhood has all the perks of a large subdivision. Walkable to schools, surrounded by shopping, dining and entertainment.

Info About Homes in Greenbriar

Greenbriar consists of about 1,900 homes. The plats of land the homes are built on are an average of 13,000 square feet, or just under 1/3rd of an acre. However, there is a lot of variance in the size of the land for each house.

The smallest lots are 8,400 square feet and the largest over 30,000 square feet. In other words, if you are looking for a home in Greenbriar you can find a large yard if that is important to you.

The community was originally built largely in the late 1960s and early 1970s.

The builder was Levitt and Sons, who were known at the time for building Levittown in Long Island. They specialized in large and relatively affordable communities.

The homes vary in both elevation and interior style. There are 9 different models total.

There are colonials with bedrooms upstairs, ranch/rambler style where the home is all on one level, a cape cod style with a smaller upstairs, and split foyers.

Home Styles

The homes are built on a concrete slab, and a majority of the homes do not have basements (although inside the split foyer homes the lower level is partially below the ground).

The interiors of the homes vary widely. There are different layouts, different levels of updating and also some that have been remodeled with interior walls removed and/or rearranged.

This means you can find a wide selection of homes and prices. Because of the large size of the neighborhood, there are a good number of sales that occur every year, often 50 or more.

So if you are looking in Fairfax for single family home you are likely to find at least a few for sale in Greenbriar at any given time.

There is also a neighborhood called “Greenbriar Meadows” that is located east of Majestic Ln. This has a different developer and was built in the 1980s.

Most homes in Greenbriar also have either a 1 or 2 car garage.

New Construction Homes /Additions in Greenbriar

Greenbriar has an active civic association, however it does not have a homeowners association (HOA). This means there are no neighborhood architectural reviews or restrictions.

Communities without HOAs are popular among builders and contractors to build new homes or put additions on existing properties.

Greenbriar could see more turnover of old homes being torn down to make way for new homes as time goes on.

The first new construction home in Greenbriar since the original development was in 2004, according to the tax records.

There have also been several homes in Greenbriar that have had an addition put on to add square footage. Most commonly, this is done on top of the home/garage, or out of the back of the homes.

The Surrounding Community

Greenbriar has a great location on the western edge of Fairfax, close to Chantilly.

There is a lot to do both in and closeby to the neighborhood.

Amenities

Greenbriar has a small community center that is managed by the civic association. It can be rented by residents for meetings or events.

The Cale Center is located right off of Stringfellow Rd next to the neighborhood.

Also within the community is a swimming pool. The pool operates as a private club. There are 600 family memberships in circulation, and they can be purchased or rented from an existing member.

The pool has lap lanes and also diving boards. There are youth swim and dive teams available for members to join.

Greenbriar resident’s schools are also very accessible. There are two Elementary Schools, Greenbriar East & West. Both are located within the neighborhood. Chantilly High School is also located just beyond the neighborhood to the west.

Greenbriar Town Center is located on the north end of the neighborhood. Here you can find grocery, restaurants, banking, gyms and more shopping.

There are also several parks nearby, including Greenbriar Park attached the the neighborhood.

Location

There are many more amenities that are nearby. Greenbriar is very close to Fair Lakes area and multiple town centers like Fairfax Corner. Fair Oaks Mall is also a quick drive away.

EC Lawrence Park is a large park nearby with a fitness trail, historic Civil War sites and multiple lit up sport fields including baseball, soccer football and other activities.

If you are a golfer, International Country Club is just across from Greenbriar. ICC is a private club that offers Golf, Tennis, a fitness center, dining and more.

The homes are located just off of Rt. 50, and to the north of Rt 66. These roads give access to other towns in Northern VA quickly. 66 also will eventually lead into DC.

Inova has a hospital about a mile to the north. Inova is the largest healthcare company in Northern VA.

Dulles International Airport is also less than 15 minutes away. This airport is a major hub in Northern VA to the rest of the world.

There is also a metro stop on the silver line at Dulles, which give metro rail access to Tysons, Reston, Herndon, Ashburn, McLean and into DC.

As you can see the amenities in the area are plentiful. This is just a small example of all the convenience and perks of living in Greenbriar.

Living in Western Fairfax

This area of Northern VA is awesome, and always growing. Here are some of the reasons why you may want to put Greenbriar near the top of your list.

Convenience. Between Fair Lakes and Greenbriar Town Center there are all kinds of stores and entertainment nearby.

Commuting. Being right off of 66 means easy access to wherever you need to go.

• Jobs. In any given direction there are ample job prospects, from technology, healthcare, hospitality and more.

Outdoor activities. Close to Bull Run, huge park with tons of trails and history. Not to mention sport fields of all kinds and multiple golf courses.

Wineries. There are multiple wineries just beyond this side of Fairfax in Clifton and at Bull Run.

Dulles International Airport and Udvar Hazy (part of the Air and Space Museum) are closeby.
